IKO Flashing Replacement: The Long Beach Owner’s Guide

IKO flashing replacement in Long Beach typically runs $350 – $850 installed, depending on how many penetrations need new flashing and what the existing underlayment looks like once we open the area up. We stock IKO-compatible flashing on our trucks, along with matching materials from GAF, Owens Corning, and CertainTeed, so most flashing swaps in Long Beach are done the same day we diagnose the problem. You usually find out your flashing has failed the hard way: a brown stain spreads across the ceiling after the first real rain, or you spot a lifted metal edge near a chimney while cleaning gutters.

Flashing is the metal that seals the joints where your roof meets something else: chimneys, vent pipes, skylights, walls. When it fails on an IKO roof, water gets in fast, and the damage moves from cosmetic to structural quicker than most homeowners expect. The good news is that flashing replacement is one of the most straightforward repairs we do, and it’s covered by our 365-Day Done Right Promise in writing.

Which IKO Models This Applies To

IKO flashing isn’t model-specific the way a shingle line is. It’s about the roof’s geometry and the penetrations on it. That said, we see the most flashing failures on homes with IKO architectural shingle lines: Cambridge, Dynasty, and Nordic, along with older IKO Marathon and Royal Estate roofs that have been through a decade or more of Long Beach sun and salt air.

The compatibility gotcha most homeowners miss: IKO’s Cambridge line uses a slightly wider exposure than some other architectural shingles, which means the step flashing needs to be cut and stepped to match that specific reveal. If a contractor grabs generic flashing off the shelf without checking the exposure, the steps won’t line up with the shingle courses, and you’ll get wicking at the overlap. That’s one reason we measure on-site before any flashing is cut.

For most IKO roofs in Long Beach, OEM flashing isn’t a meaningful upgrade over quality aftermarket galvanized or aluminum flashing: IKO’s own flashing products are solid, but any properly gauged metal that’s cut and sealed correctly will perform. The decision that actually matters is material thickness and coating, not the logo on the box. We spec 26-gauge galvanized or .024 aluminum for coastal Long Beach conditions, because thinner flashing corrodes faster in salt air and fails years before the shingles around it do.

Signs Your IKO Flashing Replacement Is Failing

  • Water stains on ceilings or walls after rain. This is the most common first sign. The water travels along the roof deck and shows up somewhere you wouldn’t expect, often a few feet away from the actual flashing failure.
  • Lifted or curling flashing edges near chimneys and vents. Thermal expansion from Long Beach’s hot summers and cool, damp winters works metal loose over time. If you can see daylight under the flashing edge, water can see it too.
  • Rust streaks or corrosion on exposed flashing. Coastal salt air is unkind to thin metal. By the time you see rust, the flashing is already compromised and needs replacement, not a coating of sealant.
  • Granules piling up in gutters near roof penetrations. When flashing fails, water gets under the shingles around it, accelerating granule loss and shingle deterioration in that specific area. It looks like normal wear, but it’s localized to one spot.
  • Caulk or sealant that’s cracked, peeling, or pulling away. Previous repairs often relied on caulk instead of proper flashing replacement. Caulk is a temporary patch at best. In Long Beach’s UV-heavy sun, roof caulk breaks down within a couple of years and the leak comes right back.

Replacement Cost & What’s Included

Most IKO flashing replacement jobs in Long Beach run between $350 and $850 installed. On the low end, you’re looking at a single vent pipe or small section of step flashing that can be replaced without disturbing much of the surrounding roof. On the higher end, you’re dealing with multiple penetrations, a chimney that needs full step and counter-flashing, or damaged underlayment that has to be cut out and replaced before the new flashing goes in.

Every price we give is a written, line-item quote delivered before any work starts. No change orders at the door, no “we found more damage” surprises after the fact. The number on the written estimate is the number on the invoice. That’s The Relay Visibility Guarantee, and it’s the standard we’ve been held to since 2000.

Every flashing replacement we install is covered by the 365-Day Done Right Promise. If that flashing fails within a year, we come back and fix it at no charge. Written guarantee, included with every job, no fine print and no runaround.

DIY or Call Us?

You can check a few things yourself: look for visible rust, lifted edges, or cracked caulk around chimneys, vents, and skylights. Taking photos before you call helps us give you a better idea of what you’re dealing with.

But flashing replacement itself isn’t a weekend DIY project. It involves working at roof height, cutting metal to precise measurements, and properly integrating the flashing with the existing shingle courses. Done wrong, you create a bigger leak than the one you’re fixing. Flashing has to be cut to match the IKO shingle exposure, sealed with the right materials, and fastened so thermal movement doesn’t pull it apart. Dylan Pace grew up in LA and trained at Los Angeles Trade-Technical College before spending nearly two decades on Southern California roofs, and he still treats flashing work as the detail that separates a roof that lasts from one that leaks. If you’d rather not be on a ladder with tin snips, call (562) 471-4832 and we’ll handle it.
